1. Be of good moral character

13:40-15.5(a) 3 successfully complete a Home Inspection Course of
Study at a State recognized institution. (click here for list).
4. Pursuant to N.J.A.C.
13:40-15.5(a) 4 perform at least 50 home inspections, including
preparation of 50 home inspection training reports, as defined in N.J.A.C.
13:40-15.2, under the direct, on site supervision of a licensed home inspector.
5. Pass the National Home Inspector Examination administered by the Examination
Board of Professional Home Inspectors (EBPHI).(click here for link)
6. Maintain an errors and omissions insurance policy in the minimum amount of
500,000 per occurrence.
7. Fill out an associate home inspector application and pay the
application fee as set forth in N.J.A.C. 13:40-15.23($125.00)
1. Be good moral character

3. Have successfully completed at least one year as a licensed associate home
inspector. As set forth in N.J.A.C. 13:40-15.5.
4. Have performed at least 250 home inspections defined in N.J.A.C. 13:40-15.2 as
a licensed associate home inspector while employed by and subject to the
regular and effective, direct supervision of a licensed home inspector for
which a client was charged a fee.
5. Shall secure and maintain an errors and omissions insurance policy in the
minimum amount of $500,000 per occurrence.
6. Fill out a home inspector application and pay the application fee as
set forth in N.J.A.C.

be advised that, effective May 23, 2003, the requirements to become licensed as
a home inspector under the grandfather provision have been changed with the
adoption of Senate Bill 1685. This legislation was signed into law on this
date, by Governor James E. McGreevey. In addition to amending the method by
which persons can become “grandfathered” as a licensed home inspector, this
bill extends the deadline by which a person may become licensed as a home
inspector to June 30, 2004.
In order to become licensed as a home
inspector under the grandfather provision, an individual must:
1) Possess good moral character; and 2) Have
successfully completed high school or its equivalent; and 3) Have passed the
American Society of Home Inspectors Examination or the National Home Inspection
Examination; and 4) Have completed a home inspection application and the
payment of accompanying fees; and 5) Either: (a) Have been engaged in the
practice of home inspection for compensation for not less than 3 years prior to
June 30, 2004 (which would be June 30, 2001), and performed at least 300 home
inspections for compensation prior to June 30, 2004; OR (b) Performed at least
400 home inspections for compensation before June 30, 2004.

Finally, while you are not currently required
to be licensed as a home inspector to perform home inspections, licensure will
be required effective July 1, 2004.
